Putting up a listing is the easy part.
We don't simply place a property online and hope the right person finds it. We dig in.
- Who should occupy this building?
- Which businesses are expanding or relocating?
- Can vacant space be leased before the property is sold?
- Would stronger income improve the property's position?
- What is preventing buyers or tenants from seeing the opportunity?
Then we build the strategy — and actively work it.
We don't post and pray.
The listing goes live. Then the real work begins.
- We identify the most likely tenant and buyer categories.
- We build focused prospect lists around the property — not generic mailing lists.
- We email, call and start direct conversations.
- We study vacancies, leases, positioning, income, expenses and competing properties.
- We look for ways to improve the opportunity before asking the market to value it.
Exposure matters. Action creates momentum.
Who should be in this building?
Who is expanding nearby?
What is the vacancy costing?
What would make the property more valuable?
Who needs to hear about it today?
These are the questions behind Property Happens.

A client approached Higgins Group Commercial about selling a property with vacant space. Instead of taking it to market and asking buyers to overlook the vacancy, the team went to work on the building first — then returned to the property's value from a stronger position.

Five moves. Every assignment.
No Sales, Leasing and Advisory grid. Every assignment moves through the same five-part sequence — the functions are still there, you just experience them as work being done.

Build the story

We build targeted prospect lists around the opportunity instead of waiting for anonymous traffic.

Make property happen
Lease it. Strengthen it. Reposition it. Sell it. Sometimes, all of the above.

Don't just list it. Improve the story.
A client approached Higgins Group Commercial about selling a property valued at approximately $1.8 million. The building had vacant space. Instead of simply taking the property to market and asking buyers to overlook the vacancy, the team went to work on the building first.
- Identify and position the available space.
- Actively market the vacancies and pursue prospective tenants.
- Secure tenants and strengthen the property's income story.
- Return to the property's value from a stronger position.
The property was later valued at more than $2.2 million — an increase of more than $400,000, or approximately 22 percent.
That is what can happen when a property is worked, not merely listed.
From the PropertyHappens desk of HG Commercial —
Real estate is a business. I treat it like one.
Before commercial real estate, Ken Osborn worked on Wall Street — Smith Barney, Merrill Lynch, Oppenheimer — as a licensed investment advisor, then built an interactive and e-commerce agency that helped generate more than $1 billion in revenue for clients. He's owned businesses, invested in real estate, and spent two decades living in Fairfield County before ever holding a commercial license.
That background shaped how he looks at property today: as an operating asset, a marketing challenge, a financial decision and an opportunity waiting to be worked. The agent license formalized work he'd already been doing for himself for years — Ken thinks like the owners and investors he represents because he's been in that seat.
Ken brings questions, ideas and follow-through to every assignment. He studies the numbers, the positioning and the people who could make the opportunity real. Then he gets on the phone. Every assignment comes back to the same four things: financial outcomes, strategic positioning, negotiation leverage and execution.
Through Higgins Group Commercial, Ken works with owners, investors and business operators across Connecticut, backed by a strong regional platform and the reach of Forbes Global Properties.
He's also an Army National Guard veteran with deep roots in Fairfield County, where he's been active in the local community for more than twenty years.
As the team grows, this page will introduce each collaborator by what they contribute to an assignment — analysis, marketing, prospecting, negotiation, execution — not a wall of disconnected headshots and titles.
Higgins Group Commercial

Higgins Group Commercial is a division of Higgins Group, founded and owned by Rick Higgins of Westport, CT. The Connecticut platform gives every assignment a relationship-driven approach and regional reach, while the firm's affiliation with Forbes Global Properties adds a further layer of visibility for the properties and clients who benefit from it. Higgins Group Private Brokerage is licensed in Connecticut and New York.
